Your opportunity to get involved in the next phase of the Aylesbury regeneration

We are developing plans for Phase 2B, the next phase of the Aylesbury regeneration, and we want to hear your views.

The Phase 2B site is located on Albany Road, adjacent to Burgess Park. It includes all the Wendover (241-471), Winslow, Padbury and Ravenstone blocks (see location on above map).

An existing outline planning consent for the wider Aylesbury Estate Masterplan was approved in 2015, that seeks to bring the estate up to a modern standard, with 490 new homes consented on the Phase 2B site.

Factoring in a number of changes including to Southwark and London planning policy, responding to the climate emergency and the Covid-19 pandemic, the Notting Hill Genesis team, working with architects Maccreanor Lavington, has taken this opportunity to improve on the existing 2015 consent. These new plans would deliver more affordable homes, including those for families, better connect into the surrounding Walworth area through a network of open spaces and be more environmentally sustainable.

Overall, the fresh plans would see the delivery of over 600 new homes at Phase 2B, of which 50% would be affordable (75% as social rent and 25% for shared ownership). This would be delivered alongside a new neighbourhood park with play areas, a public space on Thurlow Street, planting and new ground floor spaces for commercial or community use.

We will be holding a series of events and opportunities to get involved over the next few months so that you can share your thoughts with the project team.
